Our views on new developments and moving chains
Moving chains are often highlighted as a positive effect of newly produced homes. But is this true? Do new developments really generate moving chains? We can now present statistics on how moving chains are generated and how they increases mobility in the housing market. For example, did you know that every newly produced apartment in Public Housing Sweden eventually generates almost four moves on average?
Skebo is Skellefteå residents’ own housing company, and we therefore consider it natural to do what we can to help the municipality to continue growing and developing. There is a stated goal that Skellefteå should have 80,000 inhabitants, and with our aggressive investments in newly produced rental apartments, we contribute to making this possible. We have recently focused on building in the centre, since it is sees the most demand and it is commercially viable.
New developments create mobility
New developments benefit many more people than just those who move into the new homes. Thanks to the moving chains that our new developments generate, we are increasing mobility in Skellefteå’s housing market. This means that even more people can find accommodation that suits their current life situation. Each person who moves into a newly built apartment leaves another accommodation vacant, and the person who moves in there in turn leaves an accommodation vacant as well. In other words, new developments create opportunities for more than one household to move, thereby generating moving chains.
Moving chains in four stages
In addition, newly produced rental apartments in public housing, i.e. the type of housing Skebo builds, that generate the longest moving chains. Studies at Uppsala University have established that each newly built apartment produces an average of 3.8 moves, which offers a clear perspective on how Skebo affects people’s life situation in Skellefteå. Let us take as an example our latest new additions – the newly built property in Ringduvan block and the apartments in Höken block, which were converted from a retirement home to regular apartments. In total, 72 apartments have been added to Skellefteå’s housing market. Statistics on the residents who have moved in to the two blocks show that they have collectively left behind 40 apartments, 23 detached houses, and 9 terraced houses.
Areas with new vacancies
Of the 40 apartments that became vacant, 24 are located in central Skellefteå and 5 in Anderstorp. In addition, there were vacant apartments in Moröhöjden, Morön, Sunnanå and Sörböle, among others. 5 of the 24 detached houses are located in Morö Backe, and 2 are in the centre of town. Other detached houses that became vacant can be found everywhere from Sörböle, Sunnanå, and Sångnde Dalen to areas such as Medle, Varuträsk, and Boliden. Of the 9 terraced houses that became vacant, 5 are located in Anderstorp and 4 in Sångnde Dalen. In other words, the statistics clearly show that the new apartments in Ringduvan and Höken have created great mobility in the housing market.
More people finding suitable residences
Considering that, according to the statistics, each of the 72 new apartments generates almost four moves, this means that an incredible number of Skellefteå residents have had the chance to find a residence better suited to their phase of life. Far more than those who have moved into Ringduvan and Höken. Considering how much we at Skebo love Skellefteå, this is a huge source of motivation in our continued work.
